Thinking About Renting Your Oak Island Home Next Year? Start This Winter.
Hi friends. Fall on Oak Island is quieter, and that makes it the best time to make a plan.
If you own a home here and you've been wondering whether to rent it out next year, figure it out now. Not in May. Now, while you have room to think.
Here are four things I'd sort out first.
1. Know the taxes before the first guest books
Short stays come with taxes, and they add up to more than most owners expect. For a rental of less than 90 continuous days on Oak Island, here's what applies:
NC sales tax. In Brunswick County, the combined state and county rate is 6.75%.
The Town of Oak Island accommodations tax, 5% of gross receipts. That's 3% for tourism and 2% for beach protection and renourishment.
A monthly town report, due by the 20th of the following month. You file one for every rented unit, even in a month with no rentals.
If your home is listed with a rental agency, the town says the agency handles the reporting and paying. If you go it alone, it's on you.
2. Put it in writing
North Carolina has a Vacation Rental Act. It covers rentals of fewer than 90 days for vacation, leisure, or recreation, and those rentals run on a written agreement between the guest and the owner or the owner's broker.
A handshake and a Venmo request is not the plan.
3. Know who's allowed to manage it for you
Under North Carolina law, anyone who rents or offers to rent real estate for others, for pay, is acting as a real estate broker. Doing that without a license from the NC Real Estate Commission is against the law.
So if you hire someone to run your rental, ask to see the license. I got my broker license in 2025 for exactly this reason, and Shore & More Getaways is a licensed NC real estate firm.
4. Use the quiet months for the fix-it list
My first season taught me that the thing you put off will pick the worst possible weekend to break. Winter is when the work gets done.
Get the HVAC serviced before the season, not during it.
Walk the house like a guest. Try every lock, light, and drawer.
Stock linens and basics before you need them.
Take fresh photos once the house is ready.
Curious what your home could earn?
That's the first question I'd answer too. Text me the address. I'll have a free rental projection back to you in 24 hours.
